Homebuyer Reports.
The homebuyer’s report is not a detailed survey of every aspect of the property and focuses only on significant and urgent matters. It's not suitable for properties built before 1900 or those in need of renovation.

The report identifies urgent and significant matters that need assessing before entering into exchanging contracts such as defects, potential problems or any recommendations for any further specialist inspections.
 
The homebuyer's report provides an expert account of the property's condition and highlights any problems in clear and easy to understand language including a clear and easy to understand 'traffic light' rating system to clearly illustrate  the properties general condition.

We provide advice regarding the forecast maintenance costs for the works identified for more accurate consideration of the potential liabilities attached to the purchase of the property which may enable you to negotiate or withdraw your offer if necessary.
 
The report includes the recommended reinstatement cost for insurance purposes (the anticipated costs of re-constructing a building in the event of damage by an insured risk e.g. Fire) this is not the same as the market value of the property.
 
Manor Surveyors do not undertake valuation work.
 
We recommend that if you are buying anything unusual, old, or that has evidently had alterations or additions carried out to it, you should have a full Building Survey .
